Home Staging! Long before staging became popular we practiced this art with fabulous results. Kete attended college at Auburn University and Southern Institute obtaining a degree in Interior Design. She worked in the design field for 8 years before entering Real Estate and used those skills to develop our comprehensive home preparation plan. Its proved time and again to be most extensive and successful formula in the business. We know what it takes to position your home so it appeals to the greatest number of buyers with maximum impact for each and every showing. We have a large inventory of staging props we use in our listings. Everything from lamps, plants, pictures, artwork, rugs, wall hangings, iron work and even small pieces of furniture adorn our listings. In many cases we can bring everything that's needed to properly stage a home.
Exposure! Nobody will bring more attention to your home than we will. Over 85% of today’s buyers begin their search using the Internet and 90% of those buyers rely on the Internet exclusively for their home searches. Its not enough anymore to just list your home in MLS and have its affiliated sites pick up your listing. We have developed the most extensive Internet marketing plan offered in Birmingham. We use custom listing syndication to over 50 partner sites to make sure property is viewed hundreds of times per week. We also upload live feeds to Google Base daily while saturating every avenue of electronic marketing available. Few agents take the necessary time required to make sure your listings are exposed in as many places as we do but in today’s market its an absolute necessity.
Target Agent Marketing! We have assembled 3,500 email addresses and grouped agent lists by area, neighborhood and price range. We announce new home listings, feature changes and price changes through mailers targeted to the Buyers Agent actively marketing in your neighborhood. Your house is consistently presented front and center to every agent who is working with a potential buyer. No other agents take the time to gather, process and distribute target marketing mailers through these channels. High Quality Print Material and Professional Ad Copy! We use full color brochures and flyers with professional copy equipment to market all our homes. Most agents use black and white. We have found buyers will always come back to our properties because our advertising material stands out! In a competitive market we want your home to be the one most etched in a potential buyer’s mind.
High Quality Photographs! Buyers have consistently said one of the most important factors influencing their decision to look at a home is good quality pictures. We use top of the line digital camera equipment to make sure your property is presented in the most flattering way possible. Most of our pictures are larger and superior to whats normally found in MLS. We typically take between 150-175 photos of each listing to make sure we get just the right angle using just the right light. When we have inquiries we are ready to send extra photos to potential buyers.
Virtual Tours! Many web sites only offer limited full size photo’s but they will all link to a virtual tour. We place between 24 and 30 high quality photo’s of your home on all our virtual tours. We have developed an eye catching virtual tour model that gives buyers exactly what they are looking for when searching for a home. Very few agents even use a virtual tour but in today’s market you need to give buyers what they want.
Video tours! We are now offering full length online video tours of your home. National polling indicates the old video tours with the fish eye lens are no longer appealing to buyers. We take about 30 minutes of video for each of our listings and condense it down to a 5-7 minute high quality clip. Today’s buyers want the visual content and we are providing it. We get approximately 50 views per week on our video tours. We use high end digital video production software which makes your home stand out in this competitive market.
We are available and work extended hours! The number posted on our signs are direct contact cell phone numbers. Many agents use the office and voice mail to screen calls but we accept your buyers calls at all hours. The phone is our lifeline and we treat it as such with prompt returned calls to your buyers. Most people don't have the luxury of looking for a home during the day, during the week. We show property as late as you will let us, 7 days a week. Real Estate is not a 9-5 job Monday through Friday, it’s a 7/24 job and we work it as such.
